FAQ

Frequently Asked Questions

Who helps me make my design selections?

You will work with our in-house Selection Coordinator, who walks you through cabinetry, countertops, flooring, and fixtures step by step. Because the coordinator is part of our team rather than an outside referral, your selections stay connected to your budget, your floor plan, and your construction schedule the whole way through.

Are the cabinets really custom?

Yes. Cabinetry and built-ins are custom made rather than pulled from a stock catalog, which means sizes, finishes, and storage are designed around your actual rooms. Supplier cabinet options are available as well if those suit your project better.

In what order should I make my selections?

Selections follow the build, so we start with what gets ordered and installed first: windows, siding, shingles, and brick or stone. From there we move inside to cabinetry and flooring, which set the palette for everything else, then countertops, tile, plumbing and lighting fixtures, paint, and finally the finishing touches like mirrors and cabinet hardware.

What does the selections process actually look like?

You will have a few meetings in our office, but most of your appointments happen at our vendors’ showrooms so you can actually touch and see the product. We do not keep a showroom of our own, because vendors keep theirs current in a way we could not. Either way you will not be handed a catalog and left alone with it; your coordinator works through each decision with you in a sensible order.

Do I have to use your vendors, or can I bring my own selections?

We strongly encourage you to work through our vendors. They are people we have worked with for years, which usually means better pricing and fewer delays, and it lets us stay completely responsible for the build from start to finish.

How do allowances work?

We have moved to a cost-plus model, which is essentially an open book. You see real pricing as it comes in, and our builder’s fee is a percentage of the total cost, so you can watch your number in real time. If a product comes in under its allowance, that money goes back to you rather than into our pocket. If it comes in over, it is added to the total. It is a running, cumulative number either way.

Is there an extra charge for the Selection Coordinator?

No. She is an employee of S&S Homes, and her time is included from start to finish. Beyond design, she makes sure every product is selected and finalized before we need to call for it.

Can I use your interior design services if you are not building my home?

Not at this time. Our Selection Coordinator’s work is tied to the homes we build.
